Investment requirements for a residence permit
The applicant must purchase one or more residential properties for the first time for a total amount of at least €300,000 plus VAT. No resale properties (secondary properties) may be used in the programme, only primary properties from the developer.

  • Proof of annual income

    Proof of annual income of at least

    €30,000 from abroad. The amount is increased by €5 000 for each family member if the applicant's spouse and children are included in the application, €8 000 for each parent.

  • Property must be primary

    The property must be primary; the use of secondary property is not allowed.

  • Opening a deposit

    Opening a deposit of €30,000 for three years in a Cypriot bank. The money has to be transferred from abroad. After 3 years, the account can be closed unhindered.

  • Real estate from a property developer

    The property must have been purchased directly through the developer.

  • Must not have a criminal record

    Applicants must not have a criminal record.

  • Possibility to purchase on a company

    Real estate may be acquired by a company registered in the name of the applicant or the applicant and his spouse. The applicant or the applicant's spouse must be the sole shareholders of that company.

  • Work in Cyprus

    Applicants must not be employed in Cyprus. It is permitted to own a business on the island and derive income from it.

  • Citizens not under sanctions
    Persons whose assets are under EU sanctions cannot participate in the investment programme.
  • Travelling to Cyprus
    Applicants must visit Cyprus within one year after the approval of the Permanent Residence Permit, to submit biometric data and obtain a PR card. All family members mentioned in the application must visit Cyprus at least once every two years.
